Just something to consider. I have checked with my insurance company (State Farm) on the homeowners policy discount for having monitored security service (not even fire and safety) and they offer a discount that for me is $600.00 / year. When you pay the ADT in advance it’s $258.99 / year. (Even cheaper with initial setup) so you are money ahead getting professional monitoring.
Of course a LOT of this is dependent upon your local juristdiction and the required permits and fees… Here it is only $25.00.
Just something to consider… I know lots of folks are balking at the monitoring rates ADT is getting compared to companies like Ring. I figure to get both security and home automation the extra isn’t that much, and with the insurance discount, it’s more or less paid for with change.
