Rule Machine - Persistent condition premise

I need help defining a rule that triggers, waits a couple minutes, and then re-evaluates the trigger premise to see if the condition that triggered it is still true. I tried using the delay feature, but that doesn’t do what I want.

Specifically, I’m trying to write a rule that triggers when doors and windows open, waits a couple minutes to make sure that they are still open, and then shuts off my HVAC.
