New Hub in a new house issues Pairing

I have recently started using smartthings in a new apartment, all equipment is new including The Aeotech hub.
Very early in The process i encountered issues with pairing devices -
at the beginning it worked fine for a few devices than new switches did not appear in the “new devices” screen in the app but were added as default to the “living room” but now pairing process fails to find any new devices (different types, brands etc)
i also have a significant latency with remotes and triggers
As last resort I’m considering resetting the hub and starting fresh
Most of the switches i installed are “zemismart” touch switches for lighting (i tried installing them in a friends house with similar set up and they work)
